Selling a home is typically one of the largest transactions in an individual's life.  Many times, you are selling one property and trying to buy another one on the same day. We will identify title examination issues on your property and we will resolve any potential problems prior to your closing. We will ensure that all outstanding taxes and municipal charges are accounted for and correctly adjusted on your closing date. We will order payoffs for your bank loans and get precise payoff figures. Finally, our experienced attorneys will draft all necessary legal paperwork on your behalf and will review everything with you to ensure that you have a complete understanding of what it is that you are signing.


You will have the option of attending the real estate closing or if you wish, one of our experienced attorneys will attend on your behalf and sign all necessary paperwork for you. We find that this is extremely convenient for our sellers. Cash Transactions


Many times people will purchase property without using a bank or lender. Instead they will pay cash for the property using a cashier's check or domestic wire transfer. The transaction still requires competent legal counsel as many of the same tasks need to be followed in order to protect your investment.


At Nelson & Roach, we have decades of experience conducting such transactions. Our

experienced paralegals stand ready to guide you through every step of the process. We will conduct an extensive title examination of the property and identify and resolve any potential issues. We will order tax information from the city or town's municipal office and ensure that all outstanding taxes and municipal charges are accounted for and correctly adjusted on your closing date. We will order a mortgage survey inspection plan to ensure that nobody is encroaching

within the boundaries of the property that you are purchasing. We can act as the escrow agent and hold all deposit money in an IOLTA (Lawyers Client Funds Account).  Finally, our experienced attorneys will draft and review all of the required paperwork with you to ensure that you have a complete understanding of what it is that you are signing.

Realtor Education


Working with our title insurance underwriters, we offer a series of complimentary continuing education classes on a variety of topics.
